Are you are looking for a mouldy house, exposed grey water, and a real estate agent who screws you over? Then look no further!

Bradbell are the bully-boy agents who "manage" this run down dump. If you choose to deal with them or this house, document everything! They will blame you and punish you if you dare report a maintenance issue. If you are lucky, it might be dealt with by a dodgy handyman several months later. More likely, they will just ignore you.

Email EVERYTHING rather than phone calls or face to face reports. They lie when it comes to exit time. They will also make up reasons to take your bond. Use the RTA, they are wonderful (we got all our bond back after a long fight with these dodgy agents).

It's hard to put into a short space just how terrible this rental experience was.

The house has a serious mould issue. They have No interest in properly fixing it.

The other serious issue is the pipes. There is exposed grey water every day. There have also been periods of sewer water. Again, they aren't interested in the health issues here or fixing it.

There are heaps of other issues, but those are the two most serious.

Don't rent this house and don't deal with these shonky bullies (bradbell real estate).

Major mould, structure issues, plumbing, greywater, and other issues. Pipes clogged and don't drain properly, when you're showering or doing dishes the water drops out of the pipes downstairs and pools in the ground causing damp + rotting house. Mould keeps coming back despite being professionally cleaned, and professionals suggested major works that included removal and replacement of windows and doors, roof works, gutter works, etc that bradbell ignored. You can see rotting wood on staircases, and mould on window frames, and back of green kitchen door, and toilet door. 5There is mould growing behind the tiled walls in the shower. When we moved in there were loose and missing tiles that bradbell promised they would fix, and only did 3 years later but left the mould growing under them. When you run water on the bathroom tiles you can see black mould clumps coming out of the loose ends.

Bradbell does no works to remedy problems + there's a huge lack of maintainance. Lengthy delays or not at all followed through. Most times we were blamed for problems we were having with this property. When we moved in bradbell told us they would repair a handful of things which weren't done at all

Their property management left a lot to be desired. In my contract I had to clean the carpets when I left (standard practice) but they were not clean when I started the tenancy. I had to insist on them being cleaned which they finally did. However any capable property manager would have seen that they were not clean. Then they wanted me to pay for the gas bottles to be refilled on my exit. I didn't trust them so investigated when they were last refilled before I got there and it was a year before I went to live there. The landlords had lived there themselves before I moved in. I know the landlord is mostly at fault for this (what kind of horrible people are these?) but the property mangers should check these things. If they require proof that the tenant has filled gas bottles on exit, then they should require proof from the owner that they were filled at the start. It took a lot of stress & time to sort this out. They were not at all apologetic or helpful. I also had notification that the metal ramp over the gutter into the garage would be removed sometime in the next week or two. They omitted to tell me that it would leave a 90 degree concrete gutter edge (not a slanted edge like on either side of the ramp) so I got home one dark winters night and almost rammed my car into it. Then I could only park diagonally in the double garage and only fit one car in because it could only be accessed from one side at the front. It took mediation for the owner to agree to a minor reduction in rent to compensate for this. I also had visits from the owner without notification. Brad Bell works only for it's selfish nasty landlords with no care for the fairness to the tenant. The Brad Bell Management will not even speak to you regarding any complaint......it has to be in writing. I am now a landlord myself and would never treat my tenants like this. My tenants are treated with respect and with appreciation for looking after my property well and giving me an income.
