Had Simone as the property manager in an apartment complex. Didn’t have to deal with Stephen directly except for a few phone calls. Issues with Simone were horrendous. Had another tenant in the complex going through my rubbish, knocking on my door two, three times a day. Twice Simone let herself into the property without any communication to me. One excuse being ‘I thought you had moved out’ (bad information from her spy) and another being an “emergency inspection” because she had reason to believe the house was messy...... the house was fine and she left. Who knows how many times she came over while I wasn’t there. Accused of littering in communal areas that I never used, accused of having a pet because she had made fake accounts to look at my social media and saw my friends cat on my Facebook, forced me to get the carpets steamed 3 times and then threatened to take my bond to replace the stains on the carpet. Took her to the RTA and simone brung the other lady from the apartment complex, she got thrown out of the courtroom and told to keep her nose in her own business. Simone got a fine for breaching the lease for coming into the property and she was ordered to return the whole bond, as the photos of the carpet were fine. When we returned the keys to her the next day she screamed at us saying we would never find another rental again and we were the worst tenants she’s ever had.... I did nothing wrong the whole time I lived there, I had one maintenance issue the whole time. Lady is CRAZY.... to say the least!

This property has been listed for repair or demolition by Housing Improvement order. Look at tenancy regulations onling for landlords, he has broken most of them in the 12yrs I have been here.... en
This property has been listed for repair or demolition by Housing Improvement order. Look at tenancy regulations onling for landlords, he has broken most of them in the 12yrs I have been here. Rent reduced by $90/wk by government 2015. Hills hoist rusted through and fell over 4 months ago and still down.

Lets see if this list sounds familiar: 5 doors jammed, illegal concertina doors, 1 cupboard door hanging, interior window missing glass, serious ignored electrical hazards and ancient exposed iron conduit wiring, no functional screen doors, no functional antenna, zero regulated comfort repairs ever, 5 broken tap tops, rags, for curtains, part functioning toilet, rotten infested kitchen wet area, buffalo grass in kitchen cupboards, a stink so bad I never brought anybody home for the first 5 years, cracked damaged floors and yard conctrete, missing bathroom tiles, undersized backdoor, hazardous decaying sheds, shifting buckled walls, unsafe and broken fence, rusted through guttering, hazardous pine trees, no functioning front tap ever, sewage stink in bathroom, peeled stained torn wallpaper, 3 missing or damaged main light fittings, no responses to most requests for repairs.

I knew it was bad when I moved in but he was not owner then. Carbone jacked the rent up beyond what I could save to move away from without any attention to life quality repairs ever, "The most arrogant man I ever met!" "Many people have had problems with him. " quotes from a local legal office yesterday.

Everywhere I mention his name it seems his lousy reputation has preceded me - even in here. I have a pending SACAT tribunal claim seeking for early lease end moving costs.

Please NEVER consider leasing or buying off Carbone Real Estate, will you?

Found out upon signing lease agreement that Stephen Carbone was the landlord as well as the owner/boss of real estate company.
The property was in poor condition at start of lease with the garden over grown and tree clippings dumped down the side and heaps of rubbish dumped down the side of the shed.
The house is ruined down, I went through the house throughly and filled out the inspection form and handed in within the first two weeks. Lots was not noted on the inspection form handed to us from the real estate that was wrong with the house, main thing being no working smoke alarm, tiles falling off in shower, down pipe broken, a/c reverse cycle heater didn't work, Windows won't open and many more.
Being told that the previous tenant mention smoke alarm not working before we moved in they still proceeded not to fix the problem, so a week later I chase up a few of the pressing issues and I am told they will talk to the land lord to see what can be done, after not getting back to me by the end of the day like they said they would the I proceeded to find out my legal entitlements are for renting a house that the land lord wouldn't fix the smoke detector (living in property for 3 weeks now) I called the fire brigade to ask them what I am able to do about the issue ( I also have a 6 month old child that lived in the house, so I felt this was a serious safety concern) the fire brigade notified m this is a very serious issue and the real estate could be held to thousands of dollars in fines and press over it and once the fire brigade told the real estate how serious it is to have a working smoke detector the Land Lord came and installed it by the end of the day. When the Land lord came to install the smoke detector I was told not to call the authorities and was to contact the real estate first...( they were told by previous tenant, I told them when handing in inspection form as well as calling to chase it up a week later. They must have forgotten about that).
