The property was dire when I started my tenancy. Rotten wood in the bathroom, dirty silicon in the shower, atrocious carpets & an unclean heating unit filter. Despite this I was happy to pay $460/mth even if I felt it was overpriced. They may have called it 2 bed however 1 is windowless with a glass wall to the lounge, the other is the open mezzanine. Today you can get a 2 bedroom place for only $500, with enclosed separate bedrooms.
After a year, paying my rent on time, keeping the place clean, not causing any problems, the real estate agent cited the dirty silicon & carpet stains as something I should fix. They retracted that request after I showed them photos from when I first moved in.
Another year, causing no issues, paying my rent, they revised the contract. I could pay $480 and sign a 1 year contract or I could have a month by month contract and pay $510. Making the property now excessively overpriced for what it was. I decided to buy my own place.
Estate agents & landlords take advantage of the fact that you have established yourself in a home. To move is a hassle, it disrupts your life and costs you time and money. I was lucky that I could move but others may have no choice but to pay up.
In my case the estate agent gambled and lost. They should have valued me and I would still be living in the property instead it has now been empty for 9 weeks. The extra $50/week they made from me over those last months doesn’t total what they have lost with no tenant.
Schemes like negative gearing mean people who run their businesses poorly are rewarded. And what makes things worse is that a landlords product is shelter, something that is a need of their customer not a want. Taking advantage of the fact that your tenant is established in a home & getting them to pay excessively more in rent is immoral. Landlords should be open about what their plans are for rent increases, like a fixed rate mortgage.
