Zack Huff is a young landlord who doesn't understand tenant and landlord law very well. He's a nice guy with good intentions, however, when he decided having a third person living in the house was "too stressful and harmful for his health" (he's 24 and in great health), things went south quickly. In general, he is inconsistent, little follow through, and defensive when you report house issues/needs.
Here are the most important things to note:
- Zack forgot we signed a 1 year lease, upon his insistence, when he asked me to move out so he was less stressed, and gave me 30 days. I protested. I told him if he didn't want me living there, I didn't want to either, but I wanted 60 days since we had a year lease. He insisted the lease was month to month and when I showed him the lease, he decided to accuse me of smoking marijuana in the room. (Okay to have on property, but not okay to smoke anywhere on property per the lease.) his idea of proof was simply his opinion. I never smoked in the room.
- It took me 2 trips to the OC fair housing office and many convoluted conversations later for me to convince him it was in his best interest to give me at least 45 days to move. He continued to accuse me of breaking the lease, thus the termination being justified. He followed none of the notification protocol for suspicion I had broken the lease and relied mostly on trying to bully me by adding trumped up accusations (not paying the deposit when agreed in the lease, except he gave me written permission for an extension and didn't know that counted as a legal agreement/change to the lease). It took two weeks to hammer out a termination of tenancy.
- When it came to moving out, which I ended up doing 31 days from when he asked me to move, he refused to do a pre-move inspection, then when he requested carpet cleaning needed to be done, he did not have an itemized receipt listing the cost and held on to $200 of the $800. He did not return the 600 when he said he would and it took many stressful messages to make him understand being a landlord is also his job and equally important.
- Within a month of moving in, we had bees coming in through an unfinished vent above the stove, and a broken washer machine. It took 3 weeks for him to be convinced to purchase a new washer since "he wasn't having a problem" but it was flooding the utility room.
- He purchased a new sports car about a week after I moved in, which is totally fine, but seems to potentially line up with his hesitation to purchase a new appliance.
- After two months of living there, I came home to find security cameras setup in the common areas. I was not informed they would be setup, and was told it wasn't a discussion since they were setup in the common areas. He was unaware you have to inform all tenants before setting up any cameras in the household. I was uncomfortable after this.
- During a time when it was just Zack and I for a week in the house, I did all kitchen clean up, including his, because he would leave food and dishes with food in the sink and it would smell. I loaded and unload the dishwasher 3 times, so I left a note on the fridge saying so and asking him to do the next round. Apparently, his mom came over and saw the dirty dishes, saw the note, and was also upset because there was so much dog fur on the couches. he became upset for being "called out" where anyone could see, called a house meeting and setup a chore system. He followed this system for 2 weeks.
- Zack has a 1 yo German shepherd with digestive issues. All of the dogs were sweet and played well together. They all used the back patio for pooping. Zack almost never picked up his dog's crap because it was so loose/wet, and still didn't often when it dried unless his gf or family were over. In general, he left his pup at home for long periods of time and she barks at everything, and destroys his room.
