Right from the start of the tenancy was a disaster. I moved in with my newborn and didn't have power for 3days, because the landlord neglected to submit a form to Energex with changing from solar to electric water heater which caused it to show a fault with cutting line. The gardens and lawn were not attended to and dead ants, cockroaches, and mud in the downstairs area and in kitchen cupboards (I cleaned this up myself). There was a hole in lounge room window that was not fixed for a year and most blinds did not work and falling down. Broken concrete on entry stairs which I did see on inspection but assumed all I had to do was request it to be fixed as a property needed to comply with safety laws, right?! their answer after a year was to fill with chunky gravel and still no railing. No railing on internal stairs and back door stairs either (this is a highset Queenslander) the mozzie screens (high mozzie area) were all deteriorating and any "maintence" provided was done by the landlord herself and not done properly or still not functional, also often turning up just before dark and not completed because"she couldn't see in the dark" or not turning up at all. I didn't have tv for 3weeks as there was a mass of tv ariel cords under the house, cut and leading to no where, when they finally decided to fix it took hours because they couldn't work out what was going on and still didn't work well if there was wind.

Downstairs started rotting away and mould growing on internal stairs and rooms above this area. Countless emails and every inspection this was discussed but real estate said hands were tied and can't do anything unless owner approves and suggested I applied a remedy to breach, which I did but again dodgy maintenance provided and most of the list uncompleted. Finally blackmould started to grow on my daughters cot and I asked to break lease without penalty, I got..." I don't want to lose tenant we will come fix" they worked nights outside house digging trenches to do irrigation and driveway filled with bark and gravel (they re did left side of house but right side was the problem) when that was finished I still had a pile of bark and gravel on driveway spilling over to the lawn so I got stones flying everywhere mowing lawns and couldn't do one section at all because I wasn't game to (real estate told me I had to).

I had to ride the lease out to the end, they wouldn't let me go. On leaving I still had.....

Unsafe stairs without railings x3 (I did end up falling with my baby in my arms at one point, baby unharmed but I had bruising and twisted ankle, mainly because I protected my child in the fall)
Clothes line unuseable
Only one working stove element
Some Ill fitting "fixed" fly screens the rest still broken (fixed my bedroom with low grade wire even after landlord told me it's illegal with height of window)
Bark and gravel in driveway and lawn
Laundry door unable to close and failing off
Mould
Bedroom door open and close with force.
Cockroaches and ants galore
No water bills given to end of lease
The real estate agent would often laugh about how hopeless she was and what a nightmare, but still happy to have new tenants signed up a week before moving, maybe they won't care?! I asked him how this was all legal, doesn't the realestate have an obligation? He said only to the landlord. He told me the landlord didn't want to see me go as I'm a good tenant. I will also point out after talking to landlord she told me when she's ready she will tear down house and put townhouses, so I'm guessing that is why she didn't mind seeing her house fall apart and didn't like spending money. She also let slip the she is renovating own house and I suspect she was using the rental tax breaks to do so and brother is a builder.

I will say I did see some of these faults before moving in but I seriously thought the landlord cannot leave these things unattended.
Lesson learnt.
